Survivor's Kit
Introduction Kit for Newly Formed Associations...
We, at Meisner & Associates, have learned over
our 30 years of experience in representing community
associations, of all types, that it is important for the
association to get off on the right foot once control of the
association has been given to the purchasers-members from the
developer. That is why our booklet Condominium
Operation-Getting Started and Staying on the Right Track has
been so popular for so many years and why we authored a second
edition. Incident to our concern for fledgling condominium and
community associations, we have developed a survival pack for
new community associations which provides procedures and forms
which we think are crucial to the successful operation of the
association. We also recognize the economic limitations that
new associations typically have and are mindful of our ability
to represent these associations in an efficient and expeditious
fashion because of our 30 years plus experience. We have
therefore provided a kit of documents and services for a flat
fee which we believe is economically viable for almost any
community association whatever its size.

For an initial flat fee of $2,500,* we will
review and critique your management contract, prepare a
delinquent assessment collection procedure with adequate forms
to facilitate the collection of assessments for your
association, prepare a bylaw enforcement procedure with adequate
forms to facilitate the operation of your association, prepare a
checklist of items which need to be reviewed in order to ensure
that you have received the proper documents from the developer,
and make recommendations concerning auditors necessary to
provide financial statements to the association and its
members. This offer is provided to associations which have
taken over control from their developer within the last two (2)
years and have not had the benefit of our experience in
assisting associations.
As further discussed in our booklet,
Condominium Operation-Getting Started and Staying on the Right
Track, we think that these services can assist associations
to get on their feet in a relatively short period of time. This
opportunity, we believe, can help associations not to go down
the wrong path, and to facilitate their operation for many years
to come. It also gives the association an opportunity to become
exposed to other legal services which may be necessary depending
upon the unique needs of the association.
