Topics and Speakers from Meisner & Associates, P.C:

Robert M. Meisner, Esq: UPDATES IN COLLECTION OF CONDOMINIUM ASSESSMENTS.

The condominium assessments are the LIFEBLOOD of the Association without which a Condominium cannot function.   Board members face a serious dilemma in this challenging economy when dealing with the myriad of obstacles in the collection of assessments needed to fund the Budget.  Attend this important session to learn how to successfully collect delinquencies, how the assessment delinquency percentages impact the new FHA requirements, why response time is key to the success of collection,  why it may not be such  a good idea to use a “collection agency” which may also end up costing the Association more in the long run, and  learn how innovative and creative collection procedures have been successful in these challenging times. Hear the surprising impact of self-help remedies, and important considerations in choosing professional help: adequately staffed firm, experience to effectively deal with the unique legal nuances, and aggressiveness and reputation which are paramount in achieving desired results.

Robert M. Meisner, Esq: HOW TO AVOID SUITS AGAINST BOARD MEMBERS AND CONDOMINIUM ASSOCIATIONS.

Attend this seminar and further educate yourself in making good business decisions for your condominium.  Find out whether you have all the protections available to prevent unnecessary exposure of liability to you while serving as a volunteer director or officer of your Association.   Learn why hiring experienced professionals, managers and contractors in every facet of the condominium business makes your job easier and ultimately can save expense to the Association.  Learn how to stagger the terms of directors to facilitate and encourage communication and continuity between boards from year to year, and why following your lawyer’s advice is a key to liability protection.

M. Katherine Michael, Legal Assistant: THINGS YOU NEVER THOUGHT ABOUT IN CONDOMINIUM DOCUMENT PREPARATION.

Attend this important session and learn how new lifestyle changes impact the condominium documents:  dealing with medical marijuana, smoking, sex offenders, home businesses, and more.  Learn what the Board must do to stabilize and even improve marketability, and how to maintain a safe, peaceful and pleasant residential living environment for the condominium residents. Understand how FHA certification can benefit your condominium and what Bylaw provisions may be a deal-breaker in the FHA review process.  Learn successful strategies for presenting the amendments to the Co-owners and successful tips to secure the required votes of approval from both the Co-owners AND the mortgagees.
